At present, February 2006, within Hainault Ward, there are three Industrial Estates, one Industrial Park, one marine instrument manufacturing works complex, one underground railway depot and terminus, one primary commercial business unit and one principal shopping parade. Established on Hainault borders is an Industrial open cast mineral extraction complex. It is proposed to change, in March 2006, the status of one Industrial Estate to that of a Business Park.

  • The main Businesses and Industries in Hainault are geographically located on the North and South sides of two parallel main roads, which traverse the area from East to West, namely, New North Road and Forest Road. (Appendix 1 refers)

  • In addition an underground railway engineering maintenance depot is located at the west end of New North Road together with Hainault, the Central Line eastern terminus underground station. This Transport for London underground station is positioned on a loop line between Leytonstone and Woodford and is designed to receive and/or to dispatch train services to and from the City and/or London West. A local service between Hainault and Woodford is established to join up with further Central Line services in and/or out of Essex. (Appendix 1 refers)

  • Hainault’s largest commercial businesses of P&O/ Ned Lloyd and Barclays Bank are contained within one unit, positioned mid, south, on New North Road. (Appendix 1 refers). However at the time of writing P&O/Nedlloyd have been taken over by DP World, Dubai and the future state of play of this conglomerate in Hainault is uncertain. (Appendix 1 refers).

  • The remaining area of business activity is the retail sale of merchandise and food at the Manford Way Shopping Parade. (Appendix 1 refers).

  • Other similar shopkeepers and merchants are accumulated in small shopping parades positioned at the extremities of the major through roads as described else where in this report.

  • The area as outlined is well served by Transport for London by bus and underground services.

  • Positioned, on Fairlop Plain, on the environs of the Hainault Ward, is an Industrial complex engaged in open cast mineral extraction, Forest Road South. (Appendix 1 refers).

On the discontinuation of mineral extraction, plans have been assembled to establish a proposed racecourse complex in this area. The present planning application for the approval of the London City Racecourse, “Fairlop Plain”, has been refused.
